The 10-acre site is in central Hull and has had planning refused for 100 houses.

Oxygen reviewed the failed planning application with its team of experienced advisors and concluded that a modified application would be successful.

A new planning application has been submitted for 55 houses. Over half the site has been preserved for a permanent wildlife sanctuary to accommodate the various wildlife relocating from the newly developed land.

Pre-application meetings with the council were positive and a house builder has contracted to purchase the site, subject to planning, at a greatly increased value.
