We have closed deals with a gross development value (GDV) in excess of £500 million and aim to double the value of our sites by the end of next year.

How to Work with Us

Oxygen Real Estate Group partner with landowners to maximise the value in their land. Our process is simple and effective. We achieve great results through adding value based on realistic targets and viable exit strategies using a straightforward seven step process.

Step 1: Site Due Diligence

We assess the site for its planning viability including highways access, ecology, flood risk, massing and density and an outline development plan.

Step 2: Site Visit

We arrange to visit the site and meet with the site owner to understand their financial targets and time aspirations as well as learning about the
site history.

Step 3: Legal & Contracts

We discuss legal options for our services usually in the form of option or promotion agreements on the land site for a period between 18 and 24 months. We then enter into a contract with the landowner on the agreed basis.

Step 4: Outline Planning

We finance and create the application for outline planning to establish the continued viability of the site for the proposed purpose and to assess viability of meeting financial and scheduling targets.

Step 5: Full Planning

We are experts in packaging sites to increase the likelihood of achieving full planning permission. We manage and finance the entire process and keep the landowner informed of progress.

Step 6: Land Sales

Land sales can occur at any step in the process if the agreed financial targets are met. Usually, land disposals occur after achieving full planning consent as this adds the greatest value.

Step 7: Wealth Achieved

Once the first six steps are complete, it is time for you to collect your income from the sale of your land. You should have achieved a substantial uplift in value.

Legal Structures

We offer a selection of legal structures to facilitate the uplift in value on your land. The type of legal structure available to you as a landowner will be subject to our due diligence process and the nature of the land plot. Option Agreements

Option agreements provide Oxygen with the right to purchase the land plot at a predefined price at an agreed later date. The price can be a fixed value or a percentage of market value.

Promotion Agreements

A promotion agreement provides that Oxygen secures a percentage of sale proceeds at the point at which the land is sold. A minimum resale value can be set in such circumstances with mutual agreement of both parties.

Joint Ventures

In certain situations, Oxygen may opt to develop a site in joint venture or collaboration either with you, the landowner, or with further parties. In such case, a joint venture contract would be executed defining the terms of any relationship.
